Past Redevelopment Successes
Redevelopment of well-located communities offers significant opportunities for Aimco to create value for our customers and company. Through thoughtful planning and design, we are able to extend the lifespan of our communities, offer improved surroundings and services to our residents, and contribute to the vibrancy and economic development of the cities in which we do business.
Redeveloping our apartment communities gives us the flexibility that does not come with ground-up developments. We can respond quickly to market conditions by increasing or decreasing volume according to demand, and we take advantage of repurposing our buildings – using existing infrastructure and promoting a more sustainable living environment. At the core of our corporate mission we are dedicated “to consistently provide quality apartment homes in a respectful environment.” Our redevelopment efforts allow us to do just that, and help us to focus on delivering a high-quality and updated product that builds credibility and goodwill with our residents and surrounding neighborhoods.
Current Projects
The Penthouses at Palazzo
The Penthouses at Palazzo West are currently undergoing extensive renovation on all penthouse apartments and an exclusive rooftop deck. Luxury finishes, expanded living areas and exclusive features are being added in order to preserve our reputation for superior living in West Hollywood.
Penthouse Features
The renovated penthouses will include prime finishes and high-end features including wood flooring, quartz and granite counters, a wine chiller, stainless steel appliances, automatic shades on two-story windows, oversized master showers with side-by-side shower heads, expanded living areas and added closet space with organizers.
Rooftop Deck
Residents at the Penthouses at Palazzo will have exclusive access to a new 2,800 square foot rooftop deck with views of the Hollywood Hills and the city skyline. The private social area will also include luxurious amenities like a covered fireplace lounge with 55" indoor/outdoor TV, a covered serving area with granite counters and two flat-screen TVs (perfect for catered parties), three semi-private cabanas and cushioned lounge seating throughout.
Pacific Bay Vistas
Pacific Bay Vistas in San Bruno, CA is undergoing a full exterior and interior renovation in order to bring sustainable living to our residents. Green elements used in the rehabilitation include Energy Star appliances, low-flow shower heads, energy-efficient LED lighting, sustainable landscaping and a community-wide recycling program. Its location, only 20 minutes from San Francisco, is inherently green with easy access to public transportation including the BART.
Residents will have several new features to enjoy including a new 4,300 square foot leasing center/clubhouse with business center, bar area, resident lounge and movie theater. A new 4,600 square foot fitness center featuring an indoor saltwater swimming pool, state-of-the-art equipment and Wi-fi access will also be added. Interiors will feature high-end finishes like granite countertops, vinyl wood flooring, washer/dryers, clean steel appliances, and a private patio or balcony in each home to highlight the community's panoramic views of the San Francisco Bay and Pacific Ocean.
A Better Yorktown
Yorktown Apartments in Lombard, IL is currently undergoing redevelopment in order to provide more convenient parking options and new amenities for our residents. We are building a new, three-floor parking garage with more than 300 parking spaces, and a 4th-floor amenity room featuring free Wi-Fi.
In addition, a new, private rooftop pool and deck will be complete in summer 2012 providing a place for you to socialize, barbecue and cool off during the summer months.
Wood Floor Program
Many of our apartment homes are installing new wood flooring over the next few years. This material will provide a modern, clean look for our homes, will be more durable, and easier for you to maintain.
